The process for first-time buyers

1. Offer accepted

Once your offer is accepted, you can instruct a solicitor and begin the legal process. Getting started early can help avoid unnecessary delays and means the legal work can begin as soon as the contract papers are received.

2. Initial paperwork

We open your file, provide your quote and explain what information and documents we need from you at the outset. This usually includes ID checks and key details about your purchase and mortgage position.

3. Legal review and searches

We review the contract pack, check the legal title to the property, carry out searches and raise any enquiries with the seller’s solicitor. This helps identify any legal issues or risks before you commit to the purchase.

4. Mortgage and reporting

If you are buying with a mortgage, we also deal with your lender’s legal requirements. Once the legal work is in order, we report to you on the property and explain anything important you need to know before moving forward.

5. Exchange of contracts

Once everything is ready and you are happy to proceed, contracts are exchanged and the completion date is fixed. At this stage, the transaction becomes legally binding.

6. Completion

On completion day, the purchase money is transferred and ownership of the property passes to you. This is the stage where you can collect the keys and move into your new home.

7. Registration

After completion, we deal with the post-completion work needed to register your ownership and, where applicable, your mortgage at the Land Registry.
