What is conveyancing?

 

Conveyancing is the area of law specifically relating to the legal side of buying or selling property. You will need a conveyancer or solicitor to complete the process so that legal ownership is transferred from one person to another.

How will Emerald Law help?

When purchasing a property Emerald Law will carry out vital searches with organisations including local authorities and utility companies. This is to ensure that there are no building plans afoot that would impact your decision.

These searches will also bring up any noted risks to the property such as floods, and whether there are any financial liabilities registered to the property from previous owners.   

We will be able to advise you of any costs such as stamp duty, as well as checking all contracts drafted by the seller’s solicitor or conveyancer.

Once the process has been completed, we will settle any related fees with your allocated funds and register you as the new owners of the property with the Land Registry.

There is no set timeframe in dealing with conveyancing matters, as it can depend on the speed of the other party’s solicitors/conveyancers, and any unexpected findings during the searches.
